The subject site is located on the west side of Arbutus Street in the Arbutus Ridge neighborhood, encompassing approximately 16,776 sq. ft. (1559 sq. m.) bounded on the east by Arbutus Street and on the north by West 16th Avenue. To the south are adjacent RS-1 zoned properties. A continuous 20’ (6.1m) wide laneway exists to the west of the site that creates a distinct separation from an RS-1 district composed of single-family dwellings towards the west. To the north, a C-2 zoned 4-storey mixed use building occupies the western side of the block from West 16th to West 15th. To the northeast, a C-2B zone spans the east side of Arbutus Street from West 16th to West 15th.

This proposal is for the development of a four-storey mixed use secured market rental residential and commercial retail building that includes 4274 sq. ft. of street fronting commercial leasable area, below-grade parking, and 54 secured market rental units. 12 studios, 23 one-bedroom, 17 two-bedroom and 2 three bedrooms units are proposed on levels 2- 4. The total proposed floor area is approximately 41,943 sq. ft. (3897 sq. m.) with an FSR of 2.5. The proposed building is approximately 59.97 ft. (18.28 m.) at its highest point.
